About 300 fewer homes were sold in Maryland in October compared to a year ago, according to data from Maryland REALTORS.

The latest Maryland REALTORS Housing Statistics showed 5,707 homes were sold in Maryland in October 2025, down 5.3% from the 6,024 home sales the state saw in October 2024.

Meanwhile, the price of homes is on the rise.

The average sales prices climbed 3.0% to $520,398. The median price grew 2.9% to $437,500.

The high cost of homes is causing many buyers to leave Maryland for more affordable options, according to Maryland REALTORS President Denise Lewis.

On average, 40,000 Marylanders leave the state each year, the Maryland Comptroller’s Housing Report found.

In Maryland REALTOR’s housing survey of Maryland voters, 42% of younger renters said they were considering leaving the state due to high costs of housing.

“Maryland’s housing market remains difficult for many families, especially those searching for something affordable,” Lewis said in a statement. “We’re now seeing younger residents and middle-income households leave the state for more attainable options elsewhere. It raises a real question: how much out-migration will it take before local governments seriously address restrictive land-use and zoning policies?”

Homes are staying on the market longer compared to a year earlier.

In October 2025, homes spent 17 days on the market, up from 13 days in October 2024.

It would take about 2.7 months to sell the homes currently on the market, which Maryland REALTORS says might be a signal that supply could be starting to increase from historic lows.

But Lewis said Maryland needs to do more to increase its housing stock in order to make purchasing a home more attainable for would-be buyers.

“We need state and local governments working together to expand housing options for Marylanders,” Lewis said. “The time for action is now — Maryland should continue to be known as the Free State, not the NIMBY State.”
