The Things We Still Carry

When my husband and I first moved in together twenty-five years ago, we had a cobbled-together collection of furniture but no real couch for the living room of our tiny little row house. It would be the first thing we would buy together.

Downsizing Up: The Elusive Smaller, Better House

Hot House: 1020 St Georges Road, Baltimore MD 21210

1020:exterior

Classic contemporary style house, circa 1970, well maintained, with new wood shake and shingle roof. 3 bedrooms, 2.5 bathrooms, large living room with fireplace, family room with fireplace, leading to kitchen with granite and stainless steel appliances. Large master bedroom suite. Hardwood floors. No basement. Central a/c. Courtyard entrance off circular drive. Private, 1 acre landscaped property with mature plantings and fine stonework. Large outdoor entertaining areas. Two stone outbuildings. Stone gazebo and patios overlook swimming pool: $875,000

What: This is in many ways, the ideal place to spend your golden years. Or any years really, but the single level and smaller size make it especially attractive to a downsizing couple looking for a relatively easy keeper (except for the pool guy) and some low maintenance outdoor space. In this case, it’s the outdoor space that sends it to the top of our list for desireability. Number 1, the pool (grandchildren love pools and you might swim a few laps yourself). Number 2, it’s spectacular for outdoor entertaining, with a patio off the kitchen and another just a few steps down, poolside. A stone outbuilding could be the pool house or as it is now, a small studio. The pool is not new, but it’s ideally sited, in sun, with a little dappled shade and low maintenance plantings. Number 3, The rooms are large, and have lots of light and views of a lush green surround. One of the bedrooms is used as a den now, but the house is certainly big enough for visitors. This, and its private, yet central location make it this week’s winner.

Where: St. Georges Road is in Poplar Hill, west of Roland Avenue and north of Northern Parkway. It is a coveted North Baltimore address, quiet and tree lined, with grand houses, widely spaced. 1020 is towards the end of St. Georges, the even-more-quiet end, where the road takes a sharp right and becomes a private lane. There are nice neighbors. Its just over a mile from here to Eddies of Roland Park, library, post office, and a little further on to Petit Louis, Johnnys restaurants. Easy access to 83 via Northern Parkway. 10 minutes to JHU and near all city attractions.

Why: Smaller, but way better.

Why Not: You are probably not done at 875K. It could use some cosmetic work. The kitchen has been updated inexpensively, and it shows.

Would Suit: Couple looking for classy, practical city downsize with outdoor space — not so easy to find.

NB: Huge new washer and dryer in laundry room are fire engine red.

2351:front

Attached brick townhouse, circa 1983, the end-of-row in a small, well-maintained, gated community. Completely rehabbed in 2013, 2,166 sq. ft., 3 bedrooms, 3.5 baths over six levels. Nine foot ceilings, large kitchen with wood-burning fireplace, French doors to private fenced deck, water views, skylights, hardwood floors, central a/c: $925,000

2351:lr

What: Pity the poor downsizing millionaire…The big, old house is suddenly too big. The kids are gone, the big entertaining years have past, and they’re rattling around the manse. They want to downsize, lighten up, travel, have some fun — but any old place won’t do. This one might. The open floor plan, glass doors and skylights make it light and bright throughout. Large living room has a tray ceiling, with views out past the kitchen to the water. Kitchen and dining room are one, with a large granite island and stainless steel appliances. There’s a bedroom on the main floor, and two upstairs. Double-paned windows and good storage throughout. All the bathrooms are new, and the en suite master bath has a large glass shower. Everything is designed for comfort and low maintenance, which together with the security of a gated complex, makes it easy to turn the key and travel — by land, air or sea.
