Two years after Odorite of Baltimore moved out of its longtime headquarters in Midtown-Belvedere, the building is going up for auction.
A.J. Billig & Co. will hold an on-site auction of the two-story building at 1111 Maryland Ave. on Dec. 10 at 2 p.m. Online bidding will start on Dec. 8 at 12 a.m.
Odorite, a cleaning products supply company, moved out of the building after owner Owen Lewis sold his business to Viking Chemical Co. in Westport in 2023 and the Odorite operation became part of Viking’s business.
The auction is a voluntary sale on behalf of the owner. Billig describes the now-vacant structure as a “flex showroom building” containing 22,798 square feet of space on nearly four-tenths of an acre, with a loading dock and drive-in bays.
“The auction provides an opportunity to purchase a large, contiguous site with substantial building near the University of Baltimore, [the Maryland Institute College of Art], Penn Station and many of Baltimore’s most important arts and cultural centers,” the auctioneer states on its website, www.ajbillig.com. “The site is well positioned as either a prominent business headquarters or for a comprehensive redevelopment for any number of commercial, residential or mixed uses.”
The auction is being conducted in collaboration with MacKenzie Commercial Real Estate Services. The property will be sold in fee simple, free and clear of liens. It will be open for inspection one hour before the on-site auction and by appointment. The opening bid is $500,000, and a six percent buyer’s premium will be added to the final bid price.
