The before and after photos could not be more striking. Where the rundown six-decades-old Brown’s Motel once stood is now a sprawling complex with 89 brand new apartments for people aged 55 and older.
The Residences at Patapsco will have its grand opening ceremony on Friday, Oct. 23 at 11:30 a.m. Howard County Executive Calvin Ball is expected to attend the ribbon-cutting. Guests can tour the new community and enjoy refreshments after the ceremony.
Amenities for residents include a fitness center, yoga room, gathering and party spaces, an artisan coffee room, a dog-washing station, walking trail, pond, and direct access to Patapsco Valley Park.
Prices range from $2,235 monthly for a one-bedroom, one-bathroom apartment to $4,000 monthly for a three-bedroom, three-bathroom apartment. Apartment size ranges from 887 square feet to 1,477 square feet. Each type of apartment has at least two different floor plans from which to choose.

“We knew this property had the potential to become something meaningful for the community,” said Don Reuwer, president of Waverly Real Estate Group. “Seeing the former Brown’s Motel site transformed into The Residences at Patapsco has been incredibly rewarding. We’re proud to bring new housing for adults 55 and older to the Baltimore National Pike corridor and to give this longtime property a new purpose.”
Reuwer’s company acquired the approximately 2.6-acre property in December 2024, after plans for The Residences had been presented to the community in 2022. The building design was approved by Howard County’s Design Advisory Panel (DAP) in February 2023.
The Brown’s Motel property had fallen into disrepair from neglect, and become a “blight on the community,” Reuwer told Baltimore Fishbowl in December 2024.
“You wouldn’t put your worst enemy there,” he said at the time his company acquired the property. “One of the things we presented at the community meeting was the police reports. It’s a very upscale community. This thing’s been a blight on the community. We’ve had the police reports. It’s amazing the number of calls they have for human trafficking, drug use…yeah, it’s that bad.”
In addition to offering 89 new residences for adults 55 and older, the property now has stormwater management infrastructure it lacked entirely before, since the motel was built in the 1940s when such requirements were not in place. The Residences at Patapsco now incorporates stormwater management measures that meet modern standards and even substantially reduce runoff from before the new apartments were built.
“We are excited by the positive response The Residences at Patapsco has received,” Reuwer said. “The community has been incredibly welcoming, and the interest from prospective residents has been gratifying. We believe The Residences at Patapsco sets an example of what a 55+ community can and should be: thoughtfully designed, wellness-focused, and a positive addition to the neighborhood.”
The Residences at Patapsco is located at 8074 Baltimore National Pike in Ellicott City.
