1306 Carrollton Avenue, Ruxton.

Hot House: Charming cottage-style farmhouse in Ruxton. 3 bedrooms/4 bathrooms. 3,080 square feet. Asking price: $875,000.

What: When I spotted this house on the โ€œUpcomingโ€ section of Zillow, I knew that I would write about it. Itโ€™s just one of those houses where you can imagine yourself curled up in a comfortable chair, a dog/cat on your lap, in front of a crackling fire, just enjoying the evening.

Its warm pale-yellow exterior welcomes you to the house. As you enter through the vintage Dutch door, you will find a lovely living room with a wood-burning fireplace, one of several in the house. There is also a formal dining room, a home office or den, and a powder room.

The open plan kitchen has skylights and cathedral ceilings which fill the space with daylight. There are several adjacent seating areas, one of which opens into a family room with another wood-burning fireplace and an informal dining area. A mudroom connects the main part of the house with the board-and-batten carriage house which has been converted into another living area. There are heated hardwood floors (wow!) loads of windows, and access to the outside of the property. Another room, which is currently a home gym, could be another home office or the primary bedroom with an adjacent full bath. As a final space on the ground floor, there is a laundry room.

As you head up to the second floor, you will find the primary bedroom with an ensuite bath. There are also two walk-in closets to share with your partner, or keep for yourself! The are two additional bedrooms, which share a full bath in the hall between them.

There is an unfinished basement for out-of-season clothes and equipment.

The surrounding space features both sunny and shady areas so that you can try your hand with both vegetables and flowering plants. There is a wooden deck just off the kitchen and office, so that you can sit outside grilling your dinner.

The owners are ready to move and are selling the house as-is. But that doesnโ€™t mean you will be overwhelmed with a big renovation project as the house is in good shape and just needs to be decorated to your taste.

Where: The house is in the center of Ruxton, just off of Boyce Avenue. Itโ€™s close to the shops to Bellona Avenue, but also to everything in Towson and Quarry Lake. Itโ€™s a few minutesโ€™ drive to the JFX and the Beltway along Ruxton Road.

Final Appraisal: If a McMansion isnโ€™t your thing, then take a look at this smaller cottage which is suited for a smaller family, who doesnโ€™t feel the need to go overboard with a massive house. The listing for the house is here.
