5701 Roland Avenue, Roland Park, Baltimore.

Hot House:  Beautiful Queen Anne-style house with details galore! Eight beds/seven baths. 6,426 square feet on 0.85 of an acre.  Opening Bid: $500,000

What: While most people would refer to this house generically as Victorian, it’s really an American-style Queen Anne house. Hallmarks of this style are a dominant front-facing gable, a porch covering the front façade and primary entrance, overhanging eaves, different shingle patterns including fish-scale, balconies, balustrades, spindle work and bands of leaded windows. This house literally checks off all of the hallmarks of the style.

The house, which was designed by Charles Barber and built in 1889, is one of several massive Queen Anne houses on the northern end of Roland Avenue, all set back off the road with large properties. The house has two separate apartments with their own entrance, but they could be merged back into the main part of the house.

So many of the original details remain after all of these years. The floors are hardwood in a variety of patterns; the seven fireplaces have the original tilework; many of the windows are either plain leaded glass or stained glass; pocket doors close off or open up rooms; cozy window seats look out over the grounds, and chandeliers light the rooms.

Despite the original features, the house has been updated with zoned central air conditioning, a new kitchen with granite counters and professional-grade appliances, new vinyl siding, updated electrical and cable systems, and a new boiler for the house’s radiant hot water heating system.

This house, which has had numerous upgrades, renovations, and restorations, will be auctioned by Alex Cooper Auctioneers. Online registration & bidding begins Saturday, March 20 and ends Thursday, March 25 at 1:00 p.m. Bidding begins at $500,000, and a $20,000 credit card hold, cashier’s check or wire transfer is due prior to the bidding. An open house will be held on Sunday, March 20 from 1:00 to 2:15 p.m. COVID rules apply.

Where: The house is at the north end of Roland Avenue, halfway between Northern Parkway and Lake Avenue on the east side of the street. It’s convenient to Roland Park Country School, Roland Park Elementary & Middle School, Gilman, Bryn Mawr, Boys’ Latin, Cathedral and Friends School. Whole Foods and Eddie’s are about a mile away and Petit Louis and Johnny’s are just a little bit farther.

Final Appraisal: This is really an incredible house. It is next to impossible to find details like this in a newly built house and places like this one are built to last. The convenience, space and nearly acre of ground will make this a place to raise your children and their children. The listing for the house is here.
