What: Not everyone who wants to live in Ruxton wants a massive house with lots of land. For those people, this is the perfect property, with ¾ of an acre and fewer than 3,000 of interior space.

Although this house is on Boyce Avenue, it is set back from the road and is quite private. This cottage was almost double in size several years ago with a two-story addition on the rear of the house which included a large family room and extended kitchen on the first floor and a large primary suite on the second floor.

As you enter through a small vestibule, the main rooms are all to your right. They include a light-filled living room with a fireplace, a large dining room, a bright sun-room, the family room, and a kitchen with an adjoining breakfast room. Additionally there is a powder room and a combination mudroom and laundry room.

On the second floor, you will find the new primary bedroom, which includes an en-suite bathroom. The three bedrooms in the original section of the house share a family bathroom.

The house also features a full basement with the potential of converting it to a play area or an exercise room.

This property is situated on a small ridge in Ruxton, but it also features a lower section, which is level land for the possible addition of a pool. Another section of the property is fenced in for the current owner’s dog. There is also private on-site parking for at least four cars. A small shed is the perfect spot to store lawn mowers, bikes and sports equipment.

Where: Ruxton is especially lush at this time of year (and with all of the rain we’ve had!). Boyce Avenue is one of the larger roads leading off of Bellona Avenue, and it goes through to Charles Street, giving you two options of leaving the neighborhood. It’s close to the Graul’s shopping center, although because of the lack of sidewalks, I don’t suggest walking. Towson is a short drive away, and it’s a quick drive to get onto the JFX.

Final Appraisal: It you want to live in Ruxton, but are down-sizing to a smaller house, or just don’t need a lot of space, this cottage is the place for you. Many recent updates raise the bar on the property, as does the convenient location. The listing for the house is here.
