A Timonium warehouse will soon house Baltimore Countyโ€™s newest gym.

The Yard Gym Timonium is the name of the fitness center that personal trainer and business owner Megan Monteiro plans to open at 2001-2003 Greenspring Drive.

Monteiroโ€™s Pine Pep Properties LLC acquired the 12,170-square-foot building for $2.3 million and plans to use 4,200 square feet to open the gym as the latest location for an Australian franchise. It will share the building with Baltimore Flooring Supply, which already occupies about half the space and will stay.

The gym will be the second Maryland  location for The Yard, after one opened last year at 902 Commerce Road in Annapolis. That was the first East Coast location for the Australian fitness franchise, which has more than a dozen training centers around the U. S.

The one-story building on Greenspring Drive was constructed in 1978 and renovated in 2024. It has 16-foot-high ceilings and two dock doors. Patrick J. Smith, Nick Maggio and Mike Ruocco of MacKenzie Commercial Real Estate Services represented the seller, 2001-2003 Greenspring Dr, LLC. David Fritz of KLNB represented the buyer.

With Baltimore Flooring Supply retaining its presence, โ€œPine Pep Properties will be the immediate beneficiary of steady income flow from a stable tenant,โ€ said MacKenzieโ€™s Smith, in a statement.

โ€œEqually as important, the new owner has acquired a highly-visible and strategically located asset,โ€ Smith said. โ€œThe property remains in excellent condition and its flexible, open space layout will facilitate a rapid tenant build-out. 2001-2003 Greenspring Drive is situated within proximity to numerous business parks and dense residential neighborhoods, providing excellent opportunities to attract fitness club members.โ€

โ€œGreenspring Drive gives us the room to bring The Yard Gymโ€™s elevated boutique training experience to life in Maryland,โ€ Monteiro said in a statement. โ€œBaltimore Floor Supply is the perfect co-tenant, and we now have the opportunity to introduce a coming-of-age fitness concept built around structured programming, world-class coaching, an electric atmosphere and an unmatched sense of community.โ€

The Yard Gym was recently named Nike Trainingโ€™s first-ever Global Training Partner, โ€œwhich provides tremendous credibility and proof of concept,โ€ Monteiro added. โ€œThis partnership reflects what The Yard Gym stands for: training with purpose, building stronger humans, and creating a space where people of all fitness levels can feel challenged, supported, and part of something bigger.โ€
